SPECIAL PROVISIONS OF THE LEASE AGREEMENT
The tenant is obliged to use what he rents as his own property and not to allow it to deteriorate, to lose the fame and reputation of his landlord’s virtues.
If the rental is allocated housing, only family members will live. In no way can a third party stay temporarily or permanently rented as a resident; if it is a rented workplace, only the tenant will carry out activities here on the agreed issue.
Water, electricity, natural gas, fuel costs of the rented place, apartment fees that will arise for reasons such as lighting, cleaning of the apartment, etc. the expenses and the doorman’s money belong to the tenant.
If the rented property is put up for sale by the owner; the tenant will allow prospective customers to visit and see the rented one.
If the tenant has found what he has rented in whatever condition, he is obliged to deliver it to the renter in that case.
However, if any malfunction or damage occurs in the leased property, the removal of which is within the scope of the responsibility of the lessor, the lessee will notify the lessor of the situation in writing. The lessor will not be responsible for the expenses that the lessee will make spontaneously without notifying. The tenant can make a number of useful renovations, repairs and decorations in the rented area by agreeing within the framework of the consent of the lessor. The tenant’s right of choice during the eviction will be limited by the agreement made.
Electricity, water and gas from the date of the signing of the contract subscriptions ……. Tracking of transactions during the period will be done on behalf of the lessee on their behalf, including their responsibility for making expenses. In addition, tenants (in the housing rental) will make the necessary registration procedures by submitting a declaration to the neighborhood headman that they live in the rented house within 15 days.
The tenant is entitled to 94 of the Income Tax Law No. 193 on the rental price of the rented real estate. in accordance with the article, they will withhold income tax at the rate of 20%.
The cleaning and reclamation costs necessary for the rental property to be used for tax and repair by the lessor belong to the lessee. Custom is taken into account in this regard.
If the tenant wishes to evict the tenant at the end of the term, provided that the special conditions specified in annex 1 and 2 of this lease agreement remain, he will notify the lessee of these requests in writing at least one month before the end of the term. Oct. 2. If the tenant wants to evict the tenant at the end of the term, he will notify the lessee in writing.
If the provisions not written in this agreement are needed, the rental law No. 6570, the Civil code, the Code of Obligations, the condominium ownership law No. 634 and other applicable relevant laws and decisions of the Court of Cassation are applied.
