The Rights of the Lessor
The rights of the lessor based on the lease agreement;
The lessor, to demand the rental money,

In case the lessee becomes bankrupt after the delivery of the leased, to request the provision of guarantees for the rental costs to be processed and to terminate the lease agreement if not provided,
The ability to make innovations and changes that do not require the termination of the rental agreement in the rented area and which may be expected to be folded from the tenant,
To request an eviction due to the eviction commitment given by the tenant,
To request eviction due to the need to use a residence or in the performance of a profession or art,
To request an eviction due to the repair, extension or modification of the real estate on a fundamental basis for the purpose of construction or zoning,
Requesting an eviction due to a new purchase of real estate,
To request eviction due to two justified warnings made as a result of the fact that the tenant has not paid the rent price,
To request eviction if there is a registered residence on the tenant or his/her spouse within the same city or municipality boundaries,
To request an eviction in case of transfer of the rented to someone else,
To request eviction due to default in case of non-payment of rent paid,
Requesting an eviction due to the expiration of the lease term

Tenant’s Rights
Based on the lease agreement, the tenant’s;
Delivery of the leased with significant defects and/or in case the leased subsequently becomes defective, requesting the lessor to eliminate its defects or to make a discount proportional to the defect from the rental price or to eliminate its damage, or to request compensation for damages suffered for this reason, or to terminate the contract,
