GENERAL CONDITIONS
The lessee is obliged to use the leased property with care.
The lessee is obliged to behave in good faith to the lessee and the people living in the leased property and in the neighbourhood.
The lessee may not lease, sublease, transfer and assign the leased property partially or wholly to third parties.
The lessee may not make any changes in the leased property without the written permission of the lessor; otherwise, the lessee is obliged to compensate the damages that may arise.
In the event that third parties claim rights on the leased property, the lessee is obliged to notify the lessor immediately.
The lessee is obliged to immediately notify the lessor of the maintenance and repairs to be carried out in the leased premises; otherwise, he is liable for the damages that may arise.
The lessee is obliged to inform the lessor about the matters notified to him by the board of condominium owners.
The lessee is obliged to authorise the works to be carried out in accordance with the decision of the board of condominium owners.
The lessee is obliged to bear the repairs in the leased premises and to make / have made the repairs required to be made due to the ordinary use of the leased premises and to meet the expenses.
Taxes arising from the right of ownership of the leased property belong to the lessor, taxes, duties and fees arising from the use of the leased property belong to the lessee. In case of dispute, local customs and traditions shall apply.
At the end of the lease agreement, the lessee is obliged to deliver the leased property to the lessor as received: Likewise, if the fixtures delivered with the leased property are not delivered to the lessee in the same condition as received, the cost of the damages incurred must be paid to the lessor or restored.
It is essential that the leased property is delivered in a good and fit for use. Otherwise, it must be proved by the lessee. The lessee is not responsible for the wear and deficiencies arising from the normal use of the leased property.
The lessee is obliged to allow the lessee to visit and inspect the leased property in case the lease contract is terminated or put up for sale.
In cases where it is necessary to evacuate / evacuate the rented property, the tenant will be responsible for any damages that may arise if the rented property is not evacuated.
The lessee may not refrain from taking delivery of the leased property, may not break the contract and may not request a reduction in the rent due to defects that do not pose a serious danger to the health of the lessee or his/her co-tenants.
The lessee may not demand from the lessor the cost of the useful and luxurious things he has added to the leased property and must deliver them to the lessor at the end of the contract.
The lessee may have equipment such as general antenna, satellite dish, cable television, etc. installed at his own expense and with the written consent of the lessor.
THE PROVISIONS OF THE LAW OF OBLIGATIONS NUMBERED 6098 ARE VALID FOR THE MATTERS NOT INCLUDED IN THIS LEASE AGREEMENT.

SPECIAL CONDITIONS
The leased cannot be sub-let, co-let, transferred and assigned.
The leased premises cannot be used for any purpose other than workplace. Signboards, direction signs and car parks cannot be used except for the dimensions and places permitted by the business plan and / or management decisions.
Products / goods cannot be transported to the leased premises outside the hours and places permitted by the municipal council decisions, business plan and / or management decisions, and the workplace cannot be kept open outside the specified hours.
The Lessee, together with its employees and customers, must comply with the security rules, practices and instructions of the security personnel of the building / site.
The tenant is obliged to comply with all rules such as management plan, business plan, decisions of the site / building board of directors, decisions of the board of condominium owners and other regulations. Failure of the tenant to comply with these rules may result in termination and eviction.

The rental fees shall be deposited into the account numbered …………………………… at the lessor’s bank, ………………… Branch, until the evening of the fifth day of each month. If the rent money is transferred from another branch, the transaction will be made in the account within the same period, otherwise the default provisions will be applied.
In case of non-payment of one month’s rent, all of the rent to be processed until the end of the period will become due and payable. The tenant accepts and declares in advance that he knows the consequences of this overdue provision and has no objection
Withholding tax is not included in the rental price. The tenant shall declare and pay the withholding tax every 3 months to the relevant tax office and deliver the receipts to the lessor.
Caretaker/heater, security personnel, building dues, fuel and general expenses and environmental cleaning taxes shall be paid by the tenant.
Doors, windows, showcases, sanitary installation tools have been delivered intact, complete and suitable for use.
The lessee shall use the leased property with care; the lessor shall have the necessary repairs made within ten days from the lessee’s warning -except for technical impossibilities-.
The lessee shall have the electricity, water and natural gas subscriptions made in its own name, and shall have the account deducted at the end of the contract and send a copy of the receipt to the lessor.
The lessee shall obtain the workplace licence and work permits within one week at the latest and notify the lessor.
The lease term is 1 year. However, unless the parties notify that they will not renew the contract at least 15 days before the end of the lease period, the lease contract is automatically extended for another 1 year.
In case of automatic extension of the lease agreement, the rental price will be increased by the average of the PPI & CPI rate announced by TUIK and calculated according to the same month of the previous year.
The tenant shall pay to the lessor 2 rental fee ……… TL collateral (deposit) fee will be paid. At the end of the lease agreement, when it is determined that there is no damage and loss, dues, electricity, natural gas, water, as well as a debt belonging to the rental fee and general expenses in the lease and fixtures, the lessor shall return the collateral to the lessee in full; If there is damage and loss and debts, the lessee agrees in advance that the amount of damage and debt will be deducted from the collateral. The lessee may not offset the collateral against the rent in any way.
Except for the first one-year lease period, the lessee has the right to terminate the lease agreement and evacuate the leased premises, provided that the lessee notifies the lessor in writing 2 (two) months in advance within the automatic extended lease periods.
The surety’s suretyship is joint and several and continues for the duration of the lease contract and includes all the obligations of the tenant to the landlord under this contract. The surety’s liability is limited to a maximum of 3 (three) years from the signature of this lease agreement and a maximum of 18 (eighteen) months of rent.
The stamp tax arising from this contract belongs to the tenant and the tenant shall submit the receipt / receipt of payment of the stamp tax to the lessor within 10 days at the latest.
For disputes arising from the contract, ………….. Courts and execution offices shall be authorised.
